They did a spectacular job selling my home. A friend of mine, who lived across the street from me, put his house on the market about a month before Karen and Dan listed mine. It was difficult to be selling our home in Bucks County, Pennsylvania while searching for a home in the Saint Louis area, but you made it possible and actually pleasant. As we began our search for a home, it was apparent that you listened and understood what we needed and wanted in a home. You organized our search and provided wonderful bound booklets that allowed us to read about each home before we saw it. At the close of each day you lead us through a discussion that allowed us to judge and weigh the merits of each home without biasing us with your opinions. During our house tours, your experience with construction, helped us with issues of paint, siding, deck framing, etc.
You became even more valuable to us when we made an offer on our home. We were not able to be there for all of the inspections, as we needed to be in Pennsylvania packing up our home and closing with our buyers. You stood in for us here by setting up and attending all the inspections, talking with us daily about the results, emailing mounds of information, and making sure we understood what the inspectors found. Our two largest problems were the well not passing inspection and the problem of windows with broken seals (which you pointed out during our first trip through the home).
We needed to know that after the well was serviced, the problems were remedied, and that the subsequent retests of the well were properly completed.. You went to each sampling of the water, covering several days, to make sure it was done properly. Through your efforts, we had our inspector pull the samples and deliver them to the state lab. It gave us peace of mind to know that the water problem had been fixed.
Then there was the window issue. Our inspector found more of a problem than we anticipated. The seller wasn't happy and kept saying, "Well, it is a thirteen-year-old home!"
You counseled us to sit and wait and let things play out while you calmly negotiated on our behalf. That was the perfect strategy! The buyer eventually knocked almost $6,000 off the purchase price of the home so we could make the necessary repairs after we moved in. You managed this in a way that allowed both parties to remain on friendly terms and proceed with the deal.
I would highly recommend your services to anyone selling or buying a property. It has been our experience that you will do whatever it takes to make things work!!
